A roof inspection means a ladder, a harness, and a person walking a surface that may not hold. Aerial documentation covers the whole roof in one flight, including the areas nobody reaches: the far slope, the middle of a large membrane, the flashing behind a parapet.
SAI documents by zone: field of roof, slopes and drainage, penetrations, flashing and transitions, and edges. Every finding is numbered, located on a roof diagram, photographed, and rated.

What's Included
Zone-by-Zone Coverage
Coverage is planned around five zones: field of roof, slopes and drainage, penetrations, flashing and transitions, and edges. Detail imagery supports recorded observations where visibility permits.
Annotated Roof Plan
A full-page roof plan with every finding numbered at its location, so a facilities manager and a roofing contractor are looking at the same map and the same numbers.
Finding Log
Each finding recorded with its zone, condition type, rating, extent, and photo reference. Any observation rating is explained in the report and requires professional follow-up where appropriate.
Penetrations Recorded Individually
Vents, stacks, HVAC curbs, and skylights are each documented separately. Penetrations are where roofs leak, and a roof-wide photograph does not show a cracked boot.
Drainage Evidence
Ponding stains, obstructed drainage paths, and gutter and downspout condition documented from above, where the whole drainage picture is visible at once.
Where this stops
- This is a visual record of conditions observable from the air on the date flown. It is not an engineering evaluation, and it does not assess anything concealed or below the surface. Where a finding needs a licensed professional, the report says so.
- Visual documentation records observable conditions. It does not diagnose concealed moisture, certify roof condition, or replace a qualified roofing professional’s assessment. Coverage depends on access, visibility and safe flight conditions.
